WHO'S GOING TO BE LIVING IN MY HOUSE?

The typical RESIDENT MANAGER (RM) include executives/families who have relocated and wish to familiarize themselves with an area before purchasing a home, young couples who are saving for their homes, and single or divorced professionals and executives. Quite often, relocating couples/families are home owners in other states, and are waiting for their homes to sell before committing to purchasing new residences.

HOW DO YOU MATCH THE RM WITH THE HOUSE?

Creative Show Homes (CSH) has a strict selection and training process to qualify the RM. The RM is screened and interviewed by a CSH representative. They must be inherently neat, nonsmokers, typically own no pets, and must have furnishings which complement and enhance the style of the residence. Our personnel is available to assist them with decorating tips and ideas.

WHO PAYS FOR UTILITIES AND LAWN MAINTENANCE?

The RM is responsible for all utilities, yard, and pool maintenance, house cleaning and minor repairs.

WHO IS LIABLE FOR DAMAGE, IF ANY?

The RM and Creative Show Homes are liable for any damages caused as a result of any RM negligence. The RM is required to maintain a $ 300,000 liability policy.

WHAT IS THE DIFFERENCE BETWEEN A TENANT AND A RESIDENT MANAGER?

A tenant does not want the property to be sold, does not like lock boxes or the house being listed in the MLS. Tenants tend to require appointments 1-2 days before a showing. They also sign a lease for a specific tenure which often deters a buyer who is anxious to move in quickly! In addition, the homeowner has NO guarantee that the house will remain in excellent condition at all times. In contrast, the RM realizes that his purpose is to enhance the home in order to sell it quicker, keeps the home in show-to-sell condition, offering access to the house seven days a week, even holidays; and can vacate the property with an eighteen days notice.

I WILL BE LEAVING MY HOUSE IN EXCELLENT CONDITION, HOW CAN YOU INSURE THAT IT WILL REMAIN THAT WAY?

Prior to the move-in, we conduct an inspection and complete a Statement of Condition to note any pre-existing conditions. If there are any flaws, we document them with photographs or written descriptions. We conduct unannounced inspections. The RM is responsible for keeping your home in excellent condition.

HOW MUCH DO I HAVE TO PAY FOR YOUR SERVICES?

Our services are virtually free! We receive our fees from the Resident Manager. However, if your home sells within 60 days of placing a resident manager into the home, there may be a nominal fee to help defray part of the significant operating, decorating, staging, moving and set up costs incurred. If you do not receive a contract on your home within 60 days, the service is totally free!

Statistics show that homes that have been professionally staged sell 50% faster and on average for 6-10% more. For an average home, that is $ 20,000 to $ 80,000 for a minimal investment!
